Dubai developers focus on additional characteristics of their projects
New trends in the Dubai real estate industry tend to further submarkets individualization and an emphasis on additional unit’s features and characteristics.

Villas in Hartland Greens are being built using principles of Vedic Feng Shui, while the creators of super-elite Kempinski Residences skyscraper emphasize views on the Burj Khalifa, and the most important factor in real estate sales in Marquise Square complex is the number of studios bringing juicy rental yields. So what Dubai developers make a special emphasis on when marketing their fresh offers? Experts believe it is additional information about the real estate unit.

The “Dubai residential market continues to show signs of fragmentation, with individual sub-markets experiencing varying levels of performance. This polarization is further reflected in localized price fluctuations within individual specific sub-market locations,” according to the latest update from CBRE consultancy.

In other words, it is no longer enough to identify few major features to describe the demand for a particular project and define its price category — now you need to go into details. Everything counts, including the distance to the nearest metro station, and the number of parking spaces, and even natural light the house has inside.

All these features and more have been taken into account by developers of the Hartland Greens luxury villas complex. Indian developer Sobha Group, based in Dubai, has applied the ancient Vedic construction science called 'vaastu shastra', similar to the Chinese Feng Shui principles in the construction of 282 villas and 30 apartment buildings in the Sobha Hartland project. “Vaastu shastra"; is based on the laws of harmony common to the entire universe and seamlessly blending architecture with nature. This residential complex, real estate sales in which were launched the day before, will be fully completed by 2018, and by the end of 2017, first apartments will be handed over. Villas and apartments in the complex called 'The Vaastu' will be located in MBR City off the Al Khail Road on the banks of the Dubai Canal.

The same principle of exclusivity and 'niche' approach was applied also by developers of the Marquise Square tower having focused on a number of sought-after luxury studios, imexre.com has recently reported about. And builders of a Kempinski Residences prime luxury skyscraper emphasize that 90% of all apartments in this luxury complex will have a gorgeous view of the Dubai's center with Burj Khalifa as its dominant. Property sales in this complex start today, and imexre.com will surely report the details, so stay tuned for our news in order to get up-to-date information about all the leading trends in the Dubai property market.
