Experts explain why the world is committed to investing in Dubai’s real estate.

Dubai attracts not only tourists and those searching for new opportunities, but also property buyers and investors from all over the world. More than two hundred nationalities invest in the emirate's property annually and there are good reasons for this.

Large-scale surveys of the investors’ opinion on the different global housing markets popularity invariably put Dubai on one of leading places in the list of the most popular destinations for home ownership and leasing. Every year the UAE and Dubai’s government are investing billions of dollars in real estate sector, large-scale development projects and city infrastructure.

Return on investments. Return on investments that can be obtained from Dubai properties has one of the highest rates in the world: 8% for rental income and 3-5% for capital growth. Plus, there are no taxes for Dubai property and rental income, which significantly increases the attractiveness of the local real estate compared with other global housing markets.

Stability and prospects. Whatever the current conditions in the property market are, the overall picture is always optimistic for Dubai, for the emirate's future is now clearly defined. World Expo 2020 will be held in Dubai becoming a catalyst for the development of the entire region for years to come.

Center of advanced technologies. Dubai is the world’s acknowledged center of modern technologies. Almost all the records in different spheres are gathered here. Dubai Marina real estate domain is dominated by the world’s tallest skyscrapers. Burj Khailfa’s record of being the tallest building in the world (828 meters) is still not broken, as well as the record of the highest residential building in the world Princess Tower (414 meters), and the world’s tallest hotel JW Marriott Marquis (355 metres) is also situated in Dubai.

Infrastructure. Dubai has established and created one of the most complex and unique infrastructure systems meeting all the requirements of a modern urban locality. Dubai Metro is planned to further extension in the nearest future. Route 2020 will extend the Red Line by 15 kilometers and will include seven new stations — 5 above ground and 2 underground. The new route will serve areas with average-to-high population density such as the Gardens, Discovery Gardens, Al Furjan, Jumeirah Golf Estate and Dubai Investment Park.

Thus, 2016 will be another year of success for Dubai, experts predict.
